According to real estate expert Michael Ermolenko in the fourth quarter of 2011, the cost of luxury housing in Kiev can go up. For a long time the real estate market of Kiev was in the area of price stability. In the third quarter of 2011, he projected showed an increase of 13% compared to the previous quarter. In turn, this caused an annual increase of six percent. This growth average, according to the expert, Mikhail Ermolenko, due to the beginning of sales in one of the newly built elite residential complexes, where the price is much higher than the average for this market segment.
The real estate market experts, including Michael Ermolenko, note that in the market of elite new buildings in Kiev are two diverse trends. On the one hand, emerging market real estate new projects, show record high prices that are above average on the corresponding segment indicators by 10-15%. At the same time, developers of most other apartment complexes refused to change a cost object and fixed it on the price level of the first half of 2011.
As of the third quarter of 2011 the sale of luxury apartments in Kiev is conducted in 13 high-end residential complexes. 4 newly constructed facilities in Kiev may start selling before the end of this year. Presumably, it is the appearance of new projects in the fourth quarter of 2011 will cause a sharp rise in prices of 2-3%, - the expert believes.
According to statistics provided by Mikhail Ermolenko, the average price in the elite primary segment of the real estate market in October 2011 was $ 7715 per square meter. On average, prices are in the range from 6000 to 14,000 USD./sq. m. reportedly, the price of luxury housing depends on the individual characteristics of luxury homes. At the same time, according to experts, prices for some unique accommodation such as the species of apartments and penthouses, can reach 20-22 thousand/sq. m.
